Dealership Real Estate & Commercial Brokerage

Automotive • Commercial Truck • RV • Powersports • Equipment • Marine

David Melton serves as Principal Broker at Pointe Commercial Real Estate (PCRE), specializing in dealership real estate, sale-leasebacks, build-to-suit development, acquisitions, dispositions, and strategic real estate advisory throughout the Southeast.

With more than 40 years of experience in automotive retail, business operations, acquisitions, and commercial real estate, David brings an operator’s perspective to real estate decisions involving dealerships and other specialized owner-occupied properties. His background includes serving as an automotive executive and COO, advising business owners, evaluating acquisitions, and working through complex transactions involving both operating businesses and commercial real estate.

Today, David applies that experience across the broader dealership sector, including automotive, commercial truck, RV, powersports, equipment, and marine dealerships.

Dealership real estate is rarely just a property decision. Growth, acquisitions, facility requirements, debt maturities, succession, capital needs, and ownership transitions can all affect how real estate should be acquired, financed, developed, retained, or monetized.

David works directly with owners and dealer groups to evaluate those decisions from both a business and commercial real estate perspective, helping clients align their real estate strategy with their broader operational, capital, and ownership objectives.

Through PCRE, David provides brokerage and transaction execution throughout Tennessee, Georgia, Alabama, and select Southeast markets.

Real Estate & Capital Strategy

For many dealership owners, the underlying real estate represents one of their largest concentrations of capital.

Determining how that real estate should be owned, financed, developed, or monetized can have significant implications for liquidity, expansion, acquisitions, succession, and long-term wealth creation.

David helps owners evaluate questions such as:

  • Should the business own or lease its real estate?
  • Is existing real estate equity being put to its highest and best financial use?
  • Should capital remain invested in real estate or be redeployed into additional operating locations?
  • Does a sale-leaseback make economic sense?
  • Should the owner retain the real estate following the sale of the operating business?
  • How should real estate be handled in an ownership or succession transition?
  • Should a new facility be self-developed or structured as a build-to-suit?
  • How should the real estate component of a dealership acquisition be valued and structured?

Sale-Leaseback Advisory

A sale-leaseback allows an owner to monetize real estate while maintaining long-term occupancy and control of the operating location.

For some dealership owners, unlocking that equity can provide capital for acquisitions, expansion, facility improvements, debt reduction, diversification, or liquidity. For others, continued ownership of the real estate may provide greater long-term value.

David works with owners to evaluate both the real estate economics and business implications before determining whether a sale-leaseback is appropriate.

When a transaction makes sense, PCRE assists with property valuation, transaction structure, investor positioning, lease considerations, marketing, negotiations, and closing.

Build-to-Suit & Dealership Development

Dealership development requires more than identifying a site.

Location, acreage, access, visibility, inventory requirements, service operations, manufacturer standards, development costs, financing, and long-term occupancy economics can all affect a project’s viability.

David assists dealership owners and groups with site selection, land acquisition, development strategy, build-to-suit transactions, expansions, relocations, and redevelopment opportunities.

A build-to-suit structure can provide an alternative to investing substantial operating capital in land and construction while allowing the dealer to occupy a facility tailored to the business’s needs.

David works with owners, developers, investors, lenders, and other transaction professionals to evaluate and structure these opportunities.

Acquisitions, Dispositions & Ownership Transitions

Real estate frequently becomes an important component of a dealership acquisition, disposition, or ownership transition.

The operating business and underlying real estate may be sold together, sold separately to different buyers, retained by the seller and leased to the acquiring operator, or recapitalized independently.

David’s combined operating, transaction, and commercial real estate experience enables him to help clients evaluate the relationships among business value, real estate value, occupancy costs, capital requirements, and long-term ownership strategy.

This becomes particularly important when real estate is part of a larger growth, acquisition, succession, or exit decision.

“Dealership real estate should not be evaluated in isolation. The right structure depends on what the owner is trying to accomplish with the business, the capital, and the real estate itself. My role is to help clients understand those choices and execute a strategy that supports their broader objectives.”

— David Melton, Principal Broker at PCRE

Select Commercial Real Estate Brokerage

In addition to his dealership real estate practice, David represents select business owners, investors, and developers in commercial real estate transactions involving:

  • Commercial & Development Land
  • Industrial & Flex Properties
  • Investment Properties
  • Owner-Occupied Real Estate
  • Retail & Service Properties
  • Development & Redevelopment Opportunities

Transaction Approach

David works directly with clients from the initial evaluation through closing.

His approach emphasizes confidentiality, experienced judgment, transaction structure, and execution rather than simply listing or marketing property.

Whether an assignment involves a dealership acquisition or disposition, sale-leaseback, build-to-suit, development project, investment sale, or strategic real estate decision, the process begins with understanding what the owner is ultimately trying to accomplish.

The real estate strategy follows from that objective.
